How To Get Expired Listings' Sellers to Call You

There are a number of systems and techniques used to farm expired listings.  One such technique that has shown to work repeatedly is the "expired listing letter".

The expired listing letter is not a long written solicitation of your selling record, but rather a brief dialogue on what you will do.  Here are the top four (4) things your letter should do:

1.  Have a Catchy-Attention Grabbing Headline

2.  Identify Who You Are and Why You're Writing to Them

3.  Give the Seller a Reason to Immediately Call You

4.  Be Concise and Brief - no one wants to read a long drawn out letter

Greetings!

 

IF YOU ARE READING THIS LETTER THEN

YOUR REALTOR HAS NOT SOLD YOUR HOME

 

 

My name is [your-name-here] and I am [your-position-here] of [your-company-name-here].  I noticed that your house was recently taken off the market, so I am writing to see if you still have an interest in selling.

 

I welcome the opportunity to meet with you to

-   go over your Real Estate needs

-   update you on current market conditions

-   help devise a plan that will get your home sold

 

In this more difficult market you need a Realtor experienced in your area who will get your home sold for full market value in a reasonable amount of time.  As proof of my experience, you will receive an unconditional 45 day listing agreement that you can cancel at anytime with no fees to you. I get paid when you get paid, AT CLOSING.
