Hidden
Costs to Get Under Control
Are you going to be earning a profit? If not, are you
going to break-even? Or will you be taking a loss?
Most Brokers
think that since their agents are independent
contractors, that it is not costing them
anything to have the agents hang their license
with them and then do nothing. The truth
is there are lots of hidden costs. These
costs could push you to a loss or help you make
a bigger profit.
-
Let's
start with office space. You
have every intention of growing your brokerage
and bringing on some really good agents.
So you lease enough office space to accommodate
your growing business. Have you ever stop
to inventory just how much of that space is used
daily. Research shows that Brokers are
using on average about 45 - 61% of their office
space. To look at it from a cost/profit
perspective, you could be paying for as much as
55% of unused office space.
-
Next,
office computers. In your
office you have cubicles and workstations setup
for your agents to use. If you have an
abundance in unused office space (as much as
55%), then it is likely that you are paying for
extra computers in the work-areas that are not
being used.
-
How
about phone lines and extensions.
Each phone line and possible each extension
costs you money. If they are not being
used to full potential, take a look at internet
phone solutions that handle overflow. This
way you can scale up and down when needed.
-
Electricity costs. Cooling and
heating areas of your office that is not being
used is costing you money. Look into ways
to control the temperature in different areas of
your office.
-
Cleaning
costs. You pay for cleaning
based on the size of your office.
Therefore, you could be paying to clean areas
that gets very little usage. Take a walk
around and confirm how much cleaning is needed
to be done.
Cutting back on
just some of these costs can get your profit
margins up. It will also put in in a
better position for the coming year. You
can use the money from these cost to aid your
marking and new business development efforts.
